Villa Walkthrough
The villa has two-storey accommodation with the main living room, two bedrooms and a bathroom on the ground floor. Upstairs, there is a further sitting area, a twin bedroom and a separate bathroom.
Approach
The villa is located on the old road between Pollensa and Cala St Vincent and its driveway winds round a small orchard of orange and lemon trees to a paved area with parking for two cars. Villa Niu has pretty private gardens and superb mountain views
Ground Floor
The villa’s open plan living/dining area is a delightful and welcoming room with terracotta tiles underfoot, exposed ceiling beams and walls painted in traditional white. Two comfy sofas are grouped around the fireplace at the mid point of the room which has a raised hearth and large chimney breast. The television with some satellite channels and a DVD player is nestled in an alcove under the stairs. There is an oval pine dining table with seating for six and a traditional wooden sideboard and corner dresser. At the far end of the room, an arched doorway leads into a small corridor with a door to the covered terrace and pool garden.
The kitchen has latticed wooden units, an eye level microwave, an oven and gas hob, a fridge/freezer, dishwasher and washing machine. There are smart granite worktops and the room is attractively decorated in white and blue with gingham curtains at the window, above a small breakfast table.
Also on the ground floor are two bedrooms, one with a double bed and the other with two single beds. Both rooms are decorated in a simple Mallorcan style with tiled floors, white walls and traditional wooden furniture. The rooms also have beamed ceilings and shutters at the windows. They share the use of a separate family bathroom with a bath and overbath shower, WC and twin washbasins.
First Floor
A wooden staircase leads from the living room to a galleried upstairs sitting room which is a great place to curl up with a good book or enjoy a few quiet moments over a cup of coffee. Leading off this area is another full bathroom and a spacious twin bedroom with lovely views across the surrounding area.
Outside
The swimming pool is situated to the side of the house and has a slightly raised paved surround and a sunbathing area set with sun-loungers for your party. Beside the pool is a covered dining terrace, ideal for al fresco meals cooked on the barbecue. Parts of the garden are laid to lawn with plenty of space for children to play and there are neat hedge borders giving privacy and some natural shade. The lawn is dotted with small trees and palms and has superb views of the surrounding mountains.
Overlooking the orchard on the approach to the villa is a further covered terrace with patio furniture and Mediterranean greenery in stone pots - a nice spot to enjoy an after-dinner drink as the sun goes down.

Location
Villa Niu is easily accessible from the old road that leads from Pollensa to Cala St Vincent. Pollensa Old Town is around 2km away inland, with the beautiful Cala St Vincent beach around 3.5km in the other direction. Pollensa Bay is also easily reached, with the popular coastal town of Puerto Pollensa about 10km from the villa. The nearest golf course is the 9-hole Pollensa Golf.
Pollensa Old Town has the Tramuntana Mountains as its dramatic backdrop. The town has narrow, cobbled street, pretty squares and ancient architecture and seems a world away from the more modern tourist areas. Placa Major, the main square, has a Sunday morning market where you can buy souvenir handicrafts or fresh local produce such as cheese, olives and Mediterranean vegetables to sample at lunch or on the barbecue.
Cala St Vincent is a quiet coastal area surrounded by mountains with pine-clad ground sloping gently to the sea. There are two coves to choose from where you will find sparkling shallow water which is great for families with young children. With convenient parking, a choice of restaurants and sun-loungers and parasols for hire, everything is laid on here for you to enjoy a relaxing day in the sun.
The Formentor peninsula forms the most northern point of the island and has a dramatic coastline. It has a sandy beach with pebbles, plentiful parking and a snack bar for refreshments. This area is popular with surfers and there is a surf school if you fancy having a try yourself. Boat excursions run regularly from Puerto Pollensa (journey time approximately 20 minutes) or Alcudia (2 hours).
Pollensa Bay is a beautiful horseshoe shaped bay with sheltered waters and a number of excellent beaches. Puerto Pollensa has a gently shelving beach with good beachside facilities and plenty of water sports on offer. It also has a prestigious sailing school and a pedestrianised town centre.
For lively evening entertainment, head for the port city of Alcudia at the southern end of Pollensa Bay. A lively resort with plenty of clubs and bars, the town also has an excellent beach and a good selection of shops and restaurants. Children will enjoy a visit to the water park here and there are bar and discos if you enjoy late nights and dancing. For those interested in culture, the old town area has the remains of a Roman amphitheatre and a beautifully preserved medieval wall and gate.
